Just two of the reasons people covet Napa Valley real estate are the splendid vineyard views and small town atmosphere.

The reason why you don't see the crazed building going on as you do in other parts of California is that all of Napa County is a designated agricultural preserve. That's why we can still enjoy the vineyard scenery which abounds here.

The sharp rise in property values of the past few years has made most of the home prices out of reach for many of the local incomes. The economy of Napa Valley is comprised mostly of tourism and the wine industry, both of which go hand in hand.

Generally, the further north you go on Highway 29, the more expensive homes get, especially around ultra-charming St. Helena.

Further south in the actual town of Napa, prime areas include the Old Town with its Victorian houses and preservation district, and the Silverado Country Club area, which is very expensive.

If you're looking for a vineyard for sale in Napa, you'd better have quite a bankroll. New construction must blend in well to the environment and not be an eyesore. To build a new winery building can require a long wait for very pricey permits.
